STUCK ON THE COUNTER

Six notes every local owner has stuck up.

Reviews, hours and not enough time. Here is what owners tell us, and what we write underneath.

  • You rent every lead from a portal.

You pay for leads that go to three other agents, and the price is set by someone else.

    OUR FIX

An owned site, profile and database that bring buyers and sellers to you, tracked to closings.

    SEO and growth
  • The lead called three agents and hired the first to answer.

You see the form at lunch. By then they have spoken to someone else.

    OUR FIX

Instant alerts, a simple follow-up routine and a measure of time to first reply.

    Web tools and conversion
  • Your site looks like every other agent site.

The same template, the same stock photos, the same IDX search. Nothing says why you.

    OUR FIX

A site built around your neighborhoods, your recent sales and the way you work.

    Website redesign
  • Referrals check you online and find a thin profile.

A friend recommends you. The prospect finds old reviews, a wrong address and no local proof.

    OUR FIX

A verified profile, steady reviews asked for within the rules, and pages that prove local knowledge.

    SEO
  • You are not sure what you can say in an ad.

Fair Housing, team names, license numbers and commission wording all have rules, and they vary by state.

    OUR FIX

A compliance checklist for your site, ads and neighborhood copy, reviewed with your broker.

    Copywriting
  • Nobody has time for marketing between showings.

It happens in bursts, usually after a quiet month, and nobody measures what worked.

    OUR FIX

A named growth manager and a project manager, accountable for the plan.

A DAY OF “NEAR ME”

Four searches decide your day.

People choose a local business in the moment. Here are four moments from an ordinary day, and what your business has to show in each.

  1. Sunday morning

“what is it like to live in this neighborhood”

    THEY NEED TO SEE

Local pages with real sales data, photos, commute and named schools, written without describing who belongs.

    SEO and copywriting
  2. Tuesday lunch

“best realtor in my city, or a friend’s recommendation checked online”

    THEY NEED TO SEE

A verified profile, recent reviews, your brokerage and license, and proof of recent sales nearby.

    Business profile and AI search
  3. Thursday evening

    “what is my home worth”

    THEY NEED TO SEE

A valuation page with a short form, a consent box, and a promise of a fast human reply.

    Conversion
  4. A year after closing

“who should I send my neighbor to”

    THEY NEED TO SEE

A useful local update that keeps your name fresh, and a page that is easy to share.

    Growth Manager

YOUR GROWTH MANAGER

Your business gets a growth manager who understands real estate.

A growth manager is the person accountable for growing your business online. Yours is briefed on how real estate wins clients: referrals and the sphere of influence, portal costs, neighborhood content, Fair Housing, state advertising rules, consent for texts and how AI search is changing how people find an agent. They are your number one contact, alongside your project manager or specialist.

Your monthly checklist

  1. LeadsWhere they came from, and how fast they were answered.
  2. ClosingsWhich sources turned into closed transactions.
  3. ReputationNew reviews, replies and referrals from past clients.
  4. Next stepOne clear recommendation, and a monthly meeting.

ALREADY KNOWS

What your growth manager brings on day one

  • How buyers and sellers actually choose an agent, and why referrals dominate
  • The difference between renting portal leads and owning demand
  • How to build neighborhood pages that are useful and not doorway pages
  • What the Fair Housing Act means for listing copy, neighborhood writing and ad targeting
  • Why brokerage name, license and team-name rules differ by state
  • What the NAR settlement changed in how compensation can be discussed
  • When texting and calling leads needs written consent
  • Why cost per closing matters more than cost per lead
  • Owns the plan

Decides what to do next, and in what order, so you can stay with clients.

  • Meets you every month

A monthly meeting to review leads, replies and closings by source, and agree the priorities.

  • Recommends, honestly

Clear advice, including when a portal or an ad channel is not worth the money.

  • Brings in specialists

Recommends and coordinates our SEO, ads, website, copy and brand specialists when you need them.

The Growth Manager Advisor level gives direction and advice, not hands-on implementation. Many agents and brokerages start there and add services when they are ready. Established teams can keep a growth manager on its own.

WHAT GOOD LOOKS LIKE

What to do, and what to stop doing.

The mistakes we see most on local businesses’ profiles and sites, and the fix for each. Platform and messaging rules vary, so check yours.

  • Buy every lead a portal offers.

Track each source to closing and keep the ones that pay back.

  • Describe neighborhoods by who lives there.

Describe distances, amenities, prices and named sources.

  • Clone one page per town.

Build fewer neighborhood pages with real local content.

  • Let a new lead wait until you are free.

Reply within minutes and measure the time.

  • Text leads without written consent.

Collect a clear opt-in with the number named, and honor STOP.

  • Say your buyer services are free.

Explain plainly how you are paid.

  • Count form fills.

    Count valuations, conversations and closings.

HOW WE RESEARCH YOUR INDUSTRY

We do the homework before we build.

Generic marketing fails for local businesses because the neighbourhood, the platforms and the rules are specific. So month one is research, and you see the output of every step.

  1. 1

    We map your neighborhoods

Who appears in the results for the areas you sell in, what their pages show, and what an AI assistant says when someone asks about those areas.

YOU GETA market map of your local competition

  2. 2

    We follow your leads

We look at where your leads come from, how fast they were answered and which became closings, so portal and owned spend can be compared fairly.

YOU GETA source-to-closing picture of your pipeline

  3. 3

    We check the rules

We read the Fair Housing, state advertising, consent and review rules that apply to your business, and flag risks before anything is published. You, your broker or counsel have the final word.

YOU GETA compliance checklist for your site, ads and follow-up

  4. 4

    We write the Blueprint

A UX and SEO Blueprint sets out the pages, structure, content and the order we build in, so nothing is guesswork.

    YOU GETYour UX/SEO Blueprint

  5. 5

    We measure every month

One report a month, in plain English, tied to leads, replies and closings and the decisions your growth manager recommends next.

Questions local owners ask.

What does a growth manager actually do for a real estate business?

Your growth manager owns the plan for growing your business online. They review your leads, response times and closings by source each month, recommend what to do next and in what order, meet you monthly and bring in our specialists when you choose to buy the work. At the Advisor level they give direction and advice rather than doing the hands-on work. Many agents and brokerages start there, and established teams can keep one on its own.

Do we have to buy every service?

No. Start with a growth manager, or with any single service, and add more when it makes sense. We would rather you buy the one thing that fits than a package you do not need. The free audit tells us where to begin.

How much does it cost?

It depends on which services fit your business, so we scope it after the free audit instead of guessing. We will tell you the cost before you commit. For SEO we recommend six months because it takes time to compound, and we report every month so you can see what is happening.

Can you guarantee more listings, leads or closings?

No, and be wary of anyone who does. Search engines, portals and AI assistants change, and your results also depend on your market, your competition and your reputation. We guarantee the work: a documented plan, a growth manager and project manager, monthly reporting and honest advice about what is and is not working.

Should we stop using Zillow or other portals?

Not necessarily. We help you compare each portal and each owned channel by cost per closing, so the decision rests on your own numbers. Many agents keep a portal while they build a site, profile and referral routine that bring in clients they own.

Can you handle Fair Housing and advertising rules for us?

We read the rules that apply to your marketing and flag risks before anything is published, but we are not your lawyer. Your managing broker, your state commission and a real estate attorney have the final word on wording, license display, team names and any mention of compensation.

What do you need from us to start?

Your website address, access to your Google Business Profile and analytics if you have them, and a short call about the areas you serve and the clients you most want. If you can share where your last twenty closings came from, even better. The audit itself is free.
